The mailing address is Bearsville simply because that's where is the
post office that handles them.

If you pay attention, you'll see many addresses that you'd think are in
one town, but their mailing address is in another nearby town. That's
how the postal system works. In fact, entire suburbs are covered, from
the post office perspective, by the main urban area's postal codes.

It's the postal code that determines that.
